UPCS.INSPECTOR offers comprehensive home inspection services, particularly focusing on compliance with the Uniform Physical Condition Standards (UPCS) established by the Department of Housing and Urban Development (HUD). The company is led by Daniel Barrett, who has over 30 years of experience in managing multi-residential affordable housing. He has developed expertise in preparing properties for governmental inspections and has earned various certifications related to affordable housing management.

The inspection services include pre-inspections to help property owners prepare for official HUD inspections, ensuring that all inspectable areas are evaluated and necessary repairs are documented. The process involves a detailed inspection report that outlines deficiencies in relation to HUD standards, covering aspects such as unit conditions, building systems, and site conditions.

Additionally, UPCS.INSPECTOR provides training for property management professionals to help them understand and identify defects according to UPCS codes. This training aims to enhance the staff's ability to maintain compliance and improve the overall condition of properties.

The company also offers compliance reviews for affordable housing programs, assisting property owners in meeting regulatory requirements. Their services are designed to support property owners, institutional investors, and managers in maintaining compliance with various government programs, ensuring that properties remain safe and sanitary for residents.

REAC

In 1998 The Department of Housing And Urban Development formed a  division known as The Real Estate Assessment Center (REAC).

REAC administers HUD'S Physical Inspection Program using HUD Certified Inspectors to assess physical condition of partner properties for which HUD has an interest or obligation.

HUD REAC

The Uniform Physical Condition Standards (UPCS) is an inspection  protocol developed by HUD to evaluate if its residents live in decent, safe and sanitary housing.  The UPCS protocol has become a standard by  which to measure the physical condition of multi-family and other  subsidized properties and continues to be adopted by federal, state and  local governments.

SCHEDULING:

If  your property has not experienced a REAC inspection within the last two  years you may be scheduled for an Official HUD Certified REAC  Inspection in the very near future. Please call or complete our online  contact form to request an initial free consultation.

ARE YOU READY:

Our  100% pre-inspection is offered to property owner/s in an effort to  assist responsible parties in the preparation for an Official REAC  Inspection.

We  inspect all inspectable areas including 100% of all units documenting  your property's  HUD UPCS Compliance Environment recording  necessary repairs needed to be completed in order for your facility to  pass an Official REAC Inspection.

INSPECTION SCORING:

Upon  completion of the onsite inspection, the Certified HUD Inspector  submits an electronic generated report to REAC, which in turn, presents  an Inspection Summary Report to the property owner that indicates a  deficiency score of (0-99). Your properties score is stored in a  property profile data base and is used to document the property owner/s  level of compliance.
